Mortgage Debt Relief Act

GREAT NEWS!!! The Mortgage Debt Relief Act has been passed by both Houses of Congress and is on the President’s desk to be signed. The Act which is part of the bigger tax bill, extends the relief of debt for 2015 and 2016. This is great news for Sellers/Homeowners who did a short sale in 2015 or will be doing one in 2016. If the property is the seller’s principal residence, the amount forgiven by the mortgage company will be exempt from federal income tax. At Johnson and Associates Real Estate, we are committed to keeping clients up to date on all changes to the law regarding short sales. We continue to help guide you through shorts sales at a record rate and most of all, continue to have great results!!!! We thank you for a great 2015 and look forward to 2016. Johnson and Associates – Holiday Event 2015

Its that time of year again. Happy Holidays to all of you! Every year I try to have a holiday dinner for my agents because they all work so hard throughout the year. Last year I did all the cooking for the party because like I told you guys a couple weeks ago, I love to cook!! This year I wanted to enjoy the festivities without worrying about the food so I decided to reserve a room at Ruth Chris Steakhouse in Pikesville on Friday December 11th. I eat there often and the service is always great so I thought my agents would enjoy it. We started off the dinner with a quick presentation from Rich Johnson (my hubby, Senior Attorney in the J&A Law Division, Associate Broker and our Marketing “guru”), which summarized the year in terms of sales and marketing. He also talked about the trip to Jamaica that we are planning for 2016, which definitely got the agent’s full attention! I have a total of 13 agents that I am responsible for at Johnson & Associates Real Estate. Five of my agents are under 26 years old and I like to call them the “Fab 5”. This sharp, professional group includes, Dorian Johnson, Kay-Marie Barnes, Wingrove Lynton, Joshua Watts, and Isaiah Nichols. The other 8 include a police officer, Marlena Fonseca, as well as 3 attorneys/associates brokers, Rich Johnson, Angelina D. Jones and Angela Gallagher. ( My team also includes, William Dawkins, Lloyd Marshall, Michael Minor, and Delroy Johnson. Johnson & Associates also participated in an Angel Tree Initiative where each agent was asked to donate a gift to a 10-year-old little girl in need. We collected over 50 items for this young lady!! I was so impressed by my team for their contribution. We surely will make one little girl smile this Christmas! Finally, every year I also try to acknowledge the agents that stand out and have done an exceptional job with their clients in the community with specific awards. This year Angelina Jones won the Platinum Award because she was the Top Residential Sales Agent for 2015 with $2.3 million dollars in Total Sales. Dorian Johnson was awarded the Gold Award 2015; he was the Top Commercial Agent and 2nd Residential Agent with $1.5 million dollars in total sales. Finally Kay-Marie Barnes was awarded the Silver Award for the Top Residential Rental Agent and 3rd Residential Sales Agent for 2015 with $550 thousand dollars in Total Sales. I also gave all my agents the book, Sell With Soul by Jennifer Allan-Hagedorn. I have read it and I think its great. Not only is it a book designed to show agents how to successfully navigate the critical first year of their new real estate career, but it also reminds agents of the importance of treating others with respect and compassion…even while selling. After all, what would we be doing if we did not have our clients? PS-I think that even the seasoned agents will get so much out of this book; I know I did. Selling Your Property?

This week I would like to talk about something a little bit more real estate focused, since after all that is my area of expertise! Currently we are in a ‘Buyers Market’. As most of you know interest rates are at an all time low. Furthermore, buyers have more resources than ever before in terms of finding the right home at the right price for them. With that said, not to worry because there are still ways for you, the seller, to get a good return on your home. One of the best ways to do this is by holding an Open House. One of the main benefits of an open house is that it gets people inside your home. Putting your house up on the MLS or Zillow is a great way to get your house exposure however, having potential buyers walking through and seeing your home in person can be much more persuasive. You can also get your friends and family to mention the open house to people in their social circle which is a great way to increase the number of eyes on your property. Going one step further an open house is a way for you to present your house in the best way possible. With routine showings buyers agent attend with his/her client however with scheduled open house times your agent wouldn’t be there to point out certain things that you would want a prospective buyer to see. Also, by choosing the time you can have the house deep cleaned and the furniture set up exactly the way you want it. Statistics show the more eyes on your house and the more visits a house gets, the faster it will sell. According to the NAR 2013 Profile of Home Buyers and Sellers, driving through neighborhoods is one of the top buyer activities. It is easy to imagine a potential buyer driving through your neighborhood on a weekend and seeing your open house sign out in the front lawn and stopping for a look. Finally I’d like to end with just a few tips before you schedule an open house. Some of these might be a little obvious but you would be surprised how many people forget to do the little things: 1. In addition to a full interior house cleaning. Make sure the lawn is mowed and windows of your house are clean inside and out. 2. Clear the countertops and make sure there aren’t any dishes in the sink or pots and pans on the stove or the counters. 3. Remove any personal magnets or notes from the fridge and or messages. 4. Remove clutter and make it as easy as possible to move through walkways. 5. Remove personal pictures or personal items from counters and tables to make the house look generic. 6. Include sweet smelling home fresheners for a pleasant scent. 7. Turn off TVs and/turn on soothing music. 8. Leave flyers for Buyers to take as a reminder of the important key points of their expiernce You want to buyer to be able to imagine themselves living in the house and that process can be easily interrupted when the seller has reminders that this is currently someone else house lying around.
